The main tasks of the Commercial & Residential Buildings Loans include providing a single reference for all bodies that are linked to the work of the department of social services and commercial buildings that have been canceled, as well as following up on the tasks related to its liquidation. In addition, the Directorate provides technical, legal and administrative support for Commercial Buildings Financing Commission and the Board of Housing Loans for UAE Nationals Authority.

Guidelines for Granting Housing Loans for UAE Nationals and Commercial Buildings

Guidelines for Granting Housing Loans to UAE Nationals

Documents required for granting housing loans to UAE nationals:
Attendance of the applicant personally or an authorized representative
Title or a recent certificate of search for the house or land on the loan application
The original and copy of the blueprint of the land plan
The original passport, registration summary and the identity card along with copies from all owners of the relevant land or house
Recent salary certificate
In case of the presence of a sponsor to the second degree; the sponsor has to come in person and bring his original passport and a copy of it, in addition to a recent salary certificate.

Guidelines of Granting Residential Buildings Loans

Documents required for granting loans of residential buildings:
Filling the form approved by DoF for financing commercial properties
Recent photograph
Copies of the passport, registration summary and identity card
Recent salary certificate
A recent search certificate and a new blueprint of the commercial land

In case of requesting to raise the altitude of the commercial building, the owner should provide the approval of the Directorate of Building Permits in the Municipal Affairs Department, in addition to the documents mentioned above.


Other conditions required for granting the commercial financing loan:
Applicant must be a UAE national
The applicant must have not previously obtained a loan for financing a commercial building from the emirate, unless he has exceeded a period of 20 years on the last loan obtained or paid in full his previous loan
The property must be free of conflict, barriers and encumbrances that prevent the possibility of action
